Guide to Purchasing Texas Commercial Property

Here’s a step-by-step breakdown of how The Stiles Group can assist you in buying a commercial property:

01 Your Needs & Goals

Before we look at any property, we'll have a conversation with you to understand your specific needs, goals, and budget for the commercial property. This includes identifying the type of property you’re looking for (office, retail, industrial, multi-family, etc.), preferred location, size, and any particular amenities or features. We'll also help you define your investment criteria, whether you're looking for an income-generating property, a long-term hold, or something to occupy for your own business. We'll clarify factors like return on investment (ROI), cash flow, appreciation potential, or future resale value.

02 Market Research

As licensed Texas commercial brokers, we have access to a broad range of property listings, including those that may not be publicly advertised. Based on your criteria, we will narrow down the options and present you with a shortlist of properties that fit your needs and budget. We'll also provide details about each property, including pricing, tenant occupancy (if applicable), lease terms, and historical performance.

03 Tours & Evaluation

 We will schedule and accompany you on property tours. We are also happy to help you evaluate potential lease income, renovation costs (if applicable), and possible return on investment based on current market conditions.

04 Property Analysis

After you narrow down your choices we will help assess whether a property is priced appropriately based on comparable market data (comps), recent sales in the area, and the property’s income potential.  We can also help with financial modeling, including calculating cash flow, net operating income (NOI), capitalization rate (cap rate), and projected ROI. This analysis helps you understand the property’s income potential and future value.

05 Negotiation

Once you’ve identified the property you want, we will help you prepare an offer and negotiate the terms. This includes not just the purchase price but also contingencies (such as financing or inspection contingencies), deposit amounts, closing dates, and other key contractual elements. We will manage back-and-forth negotiations, ensuring that any counteroffers are reviewed and that the terms align with your goals.

06 Due Diligence

Once you have a property under contract we will assist you with your due diligence, like recommending property inspectors. If you're purchasing a property with existing tenants, we can assist in reviewing the terms of the current leases, assessing tenant stability, and understanding lease escalations, renewals, and any clauses that may impact your investment.

07 Closing

Once the terms are agreed upon, our team will help coordinate with your attorney, title company, and other professionals involved in the transaction. We'll also address any last-minute issues that arrive and do our best to ensure a smooth closing process. 

08 Post-Purchase

After the closing we are happy to continue to provide guidance with your new investment. If you'd like we can even help you with landlord representation services like tenant acquisition and management, lease renewals and planning for capital improvements.
